Alma Florendo has run the numbers on every DMCI Homes property since its inception in 1989. It is her job to conduct cost studies at the beginning of every project, and to scour around for the best quality products at the most reasonable price. It takes an exceptionally meticulous person to keep tabs of figures on such a massive scale, but for Alma, it’s all in a day’s work.

“The guiding principle is that the property has to be of a high quality and still be affordable,” she says. “We always base our projects on the market capability—meaning, we don’t want to provide homes that will be an overwhelming financial burden, and at the same time, we don’t want homes that are scaled down in terms of quality just to meet a certain price.”

How does she do this? Like the rest of the DMCI Homes team, she tries to learn from experience, so that each new project is an improvement on the previous one in terms of functionality and cost efficiency.

“Every project yields its own set of lessons,” Alma says. “And we use everything we learn to doing better the next time around, to making sure our customers get the best value for their money.”
