Here’s what you need to know about DMCI Homes’ condo turnover process, designed to make this special moment in your life delightful and memorable.
Understanding DMCI Homes’ condo turnover process
Turnover is when DMCI Homes officially hands over your unit to you. It marks the start of your journey as a proud homeowner.
Turnover Confirmation
Once your unit has been cleared for turnover, a coordinator from the Post Construction Group will contact you by phone or email. They’ll give you all the details you need, like the tentative turnover date and the fees to be settled.
Unit Inspection and Acceptance
On the day of the turnover, you'll have the opportunity to inspect your unit thoroughly. If everything is in order, you’ll sign the Acceptance Document to confirm your acceptance of the unit. Any rectifications needed will be noted on a punch list and addressed promptly by our Construction Division.
Payment of Turnover Fees
To ensure a smooth move-in process, you'll need to settle essential turnover fees. These include the Meralco service deposit; utility bill deposits; a one-time joining fee for the Condominium Corporation; and an advance payment of association dues.
PMO Orientation and Handover
After accepting your unit, you’ll meet with the Property Management Office (PMO) for a briefing and orientation session. They’ll explain the condo policies, rules, and regulations. After that, you’ll receive your unit keys to facilitate your move into your new home.
Representative Nomination
If you can’t be there for the turnover, you can authorize someone else to accept the unit for you. They’ll need to present a notarized Special Power of Attorney (SPA) and valid ID documents.
Failure to Accept the Unit
For a seamless experience, please adhere to the prescribed timelines for unit inspection and acceptance. Failing to do so within thirty (30) days of the notice will result in automatic acceptance and the commencement of the collection of association dues. We appreciate your attention to this important matter.
