It’s no secret that a residential address in Makati City is sought after...

Talking about finances is usually a daunting task among young couples, but not for Patricia Liganor and Christian Manuel.
At a young age, they have already started planning for their future by investing in a two-bedroom condominium unit in DMCI Homes' newest project along Aurora Boulevard, Quezon City—The Oriana.
"One of the reasons why we started investing is because we’re already planning for the long term," Patricia shared.
"So that eventually when we decide to take things to the next level, at least we can utilize what we’ve already invested," she continued.
Christian said they decided to invest in real estate to take advantage of the flexible payment terms currently being offered by condo developers because of the pandemic-induced market downturn.
"We planned to invest last year. We wanted to invest our savings instead of just keeping it in the bank," he said.
Patricia said they opted to purchase a condo instead of a house and lot for flexibility of use. "We can use it as our own home or we can make it as a rental property," she explained.
Not an overnight process
In investing in The Oriana, Patricia and Christian had to do a lot of research and discussions among themselves and their parents to make sure that they got to choose the right property.
Patricia said it helped that Christian has some knowledge about the real estate industry. It's also a big plus that her mom is a real estate broker herself so they got sound advice on what condo is best to purchase.
"This is our first investment both as an individual and as a couple, so we wanted to be hands-on in our property search and study all options available," she related. "It's not an overnight process. It took us months to decide before we signed the papers," she revealed.
After months of research and consultations, Christian said they chose The Oriana knowing the solid track record of its developer, DMCI Homes, in delivering quality projects.
"Comparing DMCI Homes with other developers, I think, I can say that DMCI is generous in providing amenities. Also, they design their units for family use, not just for rental purposes. So that's another factor," he pointed out.
Patricia said they were likewise attracted to DMCI Homes' healthy buildings design—Lumiventt® Design Technology—a design innovation that allows natural light and cross ventilation to permeate inside the condo units.
"It's only DMCI which offers these structures or designs. So, it's one of the main reasons which attracted us to choose The Oriana," she said.
'Choose a property that fits your plans and lifestyle'
Before choosing The Oriana, Patricia and Christian said they checked a lot of DMCI Homes projects to see the development that best fits their lifestyle and future plans.
"When we decided that we’ll go for DMCI, we checked all the DMCI properties that would fit our lifestyle, or the lifestyle we think we’ll have in the next 5 years”, Patricia said.
Along with this, Christian said they had to choose a property that is transit-oriented and easily accessible to their workplaces and to key places of interest in the metro.
"The Oriana is located in the middle of Anonas Katipunan LRT stations and also near Cubao. So, we think that it has an excellent location. And considering that it is situated along Aurora Boulevard, it is also accessible to public transportation like jeepneys and taxis," Christian said.
"There are also hospitals and groceries located near the property so The Oriana is easily accessible to essential establishments and also to my work place," he added.
Moreover, The Oriana plans to offer a community shuttle service so residents could have a ride going to key drop off points around the city.
“It’s our first time to hear about this kind of perk…so we’d also like to take advantage of it,” Patricia said.
Additionally, since the property is located near Quezon City's university town, Patricia noted that they could also attract a lot of potential renters should they decide to have the property for lease instead.
"It is very important that when you buy a property, it really has to fit your lifestyle or it offers flexibility for different kinds of lifestyle that you’d want for yourself," she stressed.
Perfect choice
With The Oriana ticking off all their requirements for their first property, Patricia and Christian are thankful that everything went well in their initial investment venture as a couple.
What seemed to be a daunting task at first became an enjoyable experience later on because of their shared objective and aspiration to prepare for their future together through property investing.
“It’s like The Oriana came at the right time for us. It fits everything that we want in a property and it came at the right time,” Patricia said.
“Aside from being lucky that The Oriana is the perfect choice for us, we are also thankful that both of us are in sync with our decisions. We chose this because we both wanted to do it. So, there’s no pressure for us,” she said, smiling.
