DMCI Homes, the country’s first Quadruple A developer, is set to launch its first condominium project in Caloocan City.
Quadruple A developer DMCI Homes is making its foray in Caloocan City after successfully solidifying its foothold in other key cities in Metro Manila.
The company is set to launch early next year The Calinea Tower, a single-tower residential condominium located in M.H. Del Pilar St., Grace Park, Caloocan City.
Vice President for Project Development Dennis Yap said DMCI Homes is taking advantage of the ongoing construction of big-ticket infrastructures as the company expands in other high-growth areas in Metro Manila.
"The CAMANAVA (Caloocan, Malabon, Navotas, Valenzuela) area has tremendous potential because of major infrastructures being built in and around the area," Yap said.
"It's no surprise that there's a strong take-up of properties in this side of the metro," he added.
Strong take-up
Property consultancy firm Colliers Philippines in its previous reports said it has observed strong take-up in the northern and southern portions of the City of Manila (Manila North and South), the CAMANAVA, and the Makati Fringe, indicative of the growing appetite for condominium units in these up-and-coming locations.
"Colliers data show that sub-markets that have shown strong pre-sales include the CAMANAVA corridor, Alabang–Las Piñas, and Manila North. These areas accounted for 82% of aggregate take-up for affordable-to-mid-income projects in 2021," Colliers Philippines said.
The completion of major infrastructure projects including the Metro Manila Subway, Makati Subway, North–South Commuter Railway, NLEX–SLEX Connector Road, MRT-7, and the New Manila International Airport will boost property development and support capital appreciation of these areas according to the property consultancy firm.
High-growth area
The Calinea Tower’s location itself is seen as a high-growth area because it is bordered by major thoroughfares and access roads like EDSA, Rizal Avenue, 5th Avenue, 10th Avenue, and A. Bonifacio Avenue.
The condominium is also surrounded by major infrastructures such as LRT-1, Skyway Stage 3, NLEX Harbor Link, NLEX-SLEX Connector, and the PNR North-South Commuter Express.
Moreover, The Calinea Tower is easily accessible to key commercial and business districts in the city, with commercial hubs, schools, and hospitals just within walking distance.
Resort-living
Yap said DMCI Homes is eager to introduce its signature resort-style condo-living in Caloocan City.
“The Calinea Tower being our first project in the city, we want to show exactly what has endeared our brand to our customers,” he said.
“These are generous units, nature-infused wide-open spaces, and indoor and outdoor resort-inspired amenities where people of all ages can relax and enjoy their leisure time,” he added.
DMCI Homes is the Philippines’ first Quadruple A real estate developer known for building quality resort-inspired communities in Mega Manila, Baguio, Boracay, and Davao City. The company now has over 60 properties in its portfolio since it was launched in 1999.
